Negotiating Contracts

There are multiple opportunities to negotiate during the process of purchasing a home and it’s important to go into the negotiation with eyes wide open and understand that leverage can change throughout the course of the deal.  Getting as much info as possible from the other party and property is part of maximizing the outcome of a deal for my clients.

Timelines.

Do you or the other party need to be out of the home in a certain amount of time?

Motivations

Each party has certain pinch points that can be used as leverage to maximize return on the deal. 

  • Is one party up against a tight timeline?
  • Is the Seller part of a contingent purchase on the backside of the sale?
  • Has the home been on market for a while compared to the market as a whole?
  • Are there multiple offers?
  • Certain things that a Seller is looking for in an offer?

How Hard do you want to negotiate?

I’m comfortable with multiple modes of negotiation and they have positives and negatives associated with each and I constantly discuss with my clients prior to embarking on a course of action.  There will be mixing of each of the below portions in any contract negotiation.

  • A hard negotiation will lead to a higher rate of falling out of contract and will have multiple phases of negotiation within each portion of the contract (i.e. pricing, terms, inspection, appraisal) etc.
  • A medium negotiation focuses on the pricing and terms initially, while recognizing each party will get a little bit of what they want in the following steps.  While this does not maximize the outcome from a capital perspective, it greatly increases the chances of closing the deal.
  • Easy negotiation is when a buyer basically provides exactly what the seller wants on an offer and my job is to make the offer as attractive as possible.  These are usually found in multiple offer situation and first weekend offers

Comparative Market Analysis

A CMA is a great tool to let you know what your home is worth compared to other sold properties in the immediate area.  It considers square footage, bed/ bath count, finish level, and improvements to provide a range for a likely sales price of the property.

Prepping Your Home For Sale

Prior to going to market I like to walk my client’s home with them to determine improvements, repairs, and easy wins to make sure the home is perfect when it comes to market.  If the home needs improvements, I have vendors I have worked with previously and trust that are available to take care of just about any item you can think of.

Market Dynamics Discussion
Each time you sell your home it’s important to understand the underlying dynamics of the current market and how your home stacks up against currently active homes along with those that have sold previously.  You should also look at the macro trends to see whether the current market is a “Seller’s” or “Buyer’s market”, current interest rates, and expert opinions about what is happening in the market in the immediate future.
Staging, Photos, and Listing

Depending on the home, staging is a wonderful addition (though not mandatory) to a property and often helps the home sell for more than homes that are not staged.   A significant percentage of the population struggles spatially and cannot “see” where furniture and personal items would go in a home.  Staging helps them see the home for how it will eventually live.

Photos are, in my opinion, one of the most important aspects in selling a home.  I employ expert and veteran photographers that make sure to catch your home in the most flattering light possible.

A solid listing provides as much information about your home as possible, along with placing that information in a flattering light. I try to craft a positive message about the home which accentuates how the home lives and the positive aspects of the surrounding neighborhood.

Staging, photos, and the listing are some of the most important items we have for getting your home sold and I make sure they all look great!

Showings, Contracts, and Sales!
My job is to maximize traffic through your home.  As we see people walking the property, we’re able to get feedback and adjust, if necessary, our strategy of selling the home.

Once you receive a contract, I go through it in detail prior to presenting the offer to you.  We make sure the price, dates, and terms are all acceptable prior to going under contract.

A home is likely the most expensive item you’ll sell in your lifetime.  Now it’s time to celebrate!

How do you negotiate?

Negotiating successfully requires working hand in hand with my clients and fully understanding their wants and needs during the transaction.

Once we determine what a successful outcome looks like, I provide my expert opinion throughout the transaction and provide recommendations throughout the deal to achieve success.

Whether my clients want an absolute bulldog, a kind and patient broker, or to “just get the deal done”, I tailor my negotiations to help my clients achieve what they determine is successful.

Should I get pre-approved?
Yes! Making sure we’re looking in the right price point during showings and determining what you’re comfortable spending monthly is extremely important in determining which homes we should target.
